United Mechanical’s mechanical and plumbing teams have been a proud partner in numerous build-outs and renovations on the 10x Genomics campus. Our projects throughout the campus have been completed on both a plan-spec and a design-build basis. In addition to retrofit of several dedicated lab spaces, the projects included the build-out of four 31,000 square foot floors of 60% lab and 40% office space. Each floor was completed from demolition to occupancy in 7 months while keeping the other occupied portions operational throughout the construction phases.
In addition to the design and build-out of class A office space, the mechanical scope of work included Microbiology labs, ISO 7 Clean rooms, and other biological R&D support spaces. Lab air control valves utilized offset pressure control to maintain pressure control for each lab as the fume hoods and equipment loads modulate throughout the day. After each project, our engineers and technicians worked hand-in-hand with 10x Genomics’ peer engineers for the project to commission the systems and labs they serve.
The plumbing scopes included traditional domestic plumbing services to breakrooms and restrooms and the build-out of numerous microbiology labs and support spaces. We installed switch-over panels and associated piping in each lab space to facilitate the use of Nitrogen, Oxygen, pure Nitrogen, and Argon dewers in a central gas storage space in addition to the extension of the building’s existing CDA system. We also installed lab waste piping to the new lab sinks and connected to the existing lab waste risers while keeping them operational for the other tenants throughout the building.
