Project Overview

The Shore at Sierra Point campus is a LEED Silver project compromised of five buildings and one parking structure located in Brisbane, California. Each office and laboratory building ranges between 106,000 square feet and 135,000 square feet. The campus offers 15,000 square feet of amenities space including a full-service restaurant and bar, a 5,000 square foot state-of-the-art fitness center, a nine-hole putting green, multi-sport court, outdoor ampitheater and seating area, among others.

This was a design build project for both HVAC and plumbing. The site presented several unique challenges for the United Mechanical design team as the entire campus was to be built on a former landfill site. The geotechnical engineer scheduled the remaining soil to settle up to four feet over the next four years. This required all of the underground plumbing systems to be installed with stainless steel hangers hung from the foundation and styrofoam blocks were used to back fill the underground trenches with minimal effort. Flexible connections were installed on all of the plumbing services entering the building.

The landfill materials also generates methane gas. This gas is captured by a series of perforated piping systems suspended beneath the building which routes through the building. The HVAC systems consist of a high efficency water cooled central plant which serves the office and laboratory air handling units. The 100% outside air laboratory air handling units are coupled with redundant laboratory exhaust systems to provide single pass ventilation to the spaces served.
