Located in the heart of biotechnology territory, the final three core and shell buildings of a brand new, seven-building lab campus were completed by United Mechanical in December 2019. Each building at Britannia Cove Oyster Point is equipped with two custom office air handling units, two custom 100% outside air handler units, six lab exhaust fans, a boiler plant with three boilers, and a chiller plant consisting of two chillers and two cooling towers. These systems were designed for maximum efficency to reach the projects LEED silver Target.
A fully-coordinated 3D model was built prior to construction to ensure the installation process would go smoothly for both sheet metal and piping crews. Using the model, the sheet metal shop was able to construct pre-sectioned ductwork while the piping shop produced spool pieces to expedite field installation. United Mechanical installed fire-sprayed lab exhaust duct risers by Conquest Firespray on these projects reducing the project cost to the owner, decreasing installation time, and eliminating extra weight typically caused by firewrap insulation. The sheet metal team was able to use a Spyder crane which lifts duct risers from inside the building to minimize jobsite coordination and project cost which come with a conventional crane pick. Companies such as Astrazeneca, Denali Therapeutics, and Global Blood Therapeutics will be utilizing the laboratory space in these buildings.
